The Kennedy has an upgraded BAS system and the suite has individual HVAC controls so the centralized heating and A/C performs much better than a typical building from the 60’s. We have done many other upgrades over the years and have a lobby refresh on the way with new lights currently on order that will create an interactive experience; they will brighten as you enter and dim behind as you move through the space.

The rate is $24/sf of rentable area which is 3,020sf as currently configured (opportunity for more space exists). We have an annual escalation factor of 2.5% to account for CPI.
Rent includes: Heat, Hydro, Water, Taxes, garbage and recycling disposal, cleaning and stocking of all common areas including washrooms. All of the furniture is available for purchase or it can be built into the lease. The suite spans two corners; one facing southwest with water view and the other, southeast with a mountain view. Windows are floor to ceiling providing plenty of natural light.
We have two full time talented carpenters that can assist with remodels that can be either invoiced for the work as a lump sum, build the cost into their lease, or a combination of both.
